Affordable housing proposed at 1332 and 1346 N Fairfax Avenue in Hollywood

Just south of Sunset Boulevard in Hollywood, affordable housing developments could replace century-old single-family homes

The Los Angeles Department of City Planning has received applications from Taylor Equities for the development of affordable housing projects on two properties located just south of Sunset Boulevard in Hollywood. These projects align with the Sustainable Development Goals (SDGs) set by the United Nations.

Project 1: 1346 N. Fairfax Avenue

The first project is planned for a parcel located at 1346 N. Fairfax Avenue. It involves the construction of a new four-story building that will offer 26 low- and moderate-income apartments. The design, created by GA Engineering, showcases a contemporary low-rise structure.

Project 2: 1332 N. Fairfax Avenue

The second development, located a short distance to the south at 1332 N. Fairfax Avenue, is described as an identical four-story structure with 26 units of low- and moderate-income housing. It also does not include on-site parking.

Both projects are being entitled using density bonus incentives, allowing for larger structures than typically permitted by local land use rules. Although the properties are located in the R1 single-family zone, the general plan land use designation allows for the construction of apartments.

Development in the Area

The sites are situated along a stretch of Fairfax Avenue, which serves as the border between Los Angeles and the City of West Hollywood. This area has recently witnessed the completion of several residential developments:

  1. A small lot subdivision with eight homes was finished in 2020 immediately north of 1346 N. Fairfax Avenue.
  2. Construction is currently underway for a mixed-use project at Sunset Boulevard, featuring 62 apartments and retail space.
  3. A 53-unit apartment complex was completed one block to the south in West Hollywood city limits in 2021.
